RICS HomeBuyer Reports

The RICS Home Survey – Level 2 (Formerly RICS HomeBuyer report) provides you with information on the condition of the property you are thinking of buying, together with advice to your solicitor. This invaluable information allows informed decisions to be made on your purchase. This report may be provided with a valuation appended to the rear of the report should you wish to have an independent valuation of the property in question.

The RICS HomeBuyer Report classifies any defects that are present within the property in an easy to identify ‘traffic light system’. This condition rating system will enable you to quickly identify items of the defect and establish the potential cost implications associated with those defects.
Once one of our experienced Chartered Building Surveyors has completed the inspection of the property and prepared the RICS HomeBuyer Report, you will be able to make a fully informed decision on whether you want to proceed with the property purchase or whether to adjust the purchase offer based off the defects identified.

The RICS HomeBuyer Report focuses on all aspects of the property from the outside, to the inside, to the services, to the grounds. The completed report will not only highlight defects and issues within the property but will also rate those defects thereby ensuring you have a full understanding of the property and the cost implications of proceeding with the purchase.

The RICS HomeBuyer Report Process:

Step 1

Pre-Inspection

Prior to our visit, we suggest that any items you would like us to comment upon specifically are highlighted to us. We also undertake various research on the property pre-visit to ensure we have all the facts to hand during the inspection.

Step 2

Site Inspection

During the inspection, our Chartered Surveyor will fully inspect the property and will be able to establish any issues that you need to be made aware of. The surveyor will inspect all accessible elements of the property from the roof, to the walls, to the grounds. You can be sure that no stone is left unturned.

Step 3

Post Issuing of our Report

Our report will condition rate the issues ranging from green to red, thereby ensuring you are fully informed prior to your property purchase. We encourage a telephone call to run through any queries you may have once you have time to review and digest the information.

We understand that prospective purchases can be a stressful time for our Clients and our dedicated members will work quickly and efficiently to deliver a first class service. A RICS HomeBuyer Report will almost certainly draw your attention to defects that you didn’t know existed or the seriousness of which you may not have appreciated.

Full Building Survey

A Full Building Survey (or Structural Survey) is a comprehensive report which will detail any serious problems and specific risks before you commit to buying a residential property, or consider undertaking works to your property. This report type is similar to the RICS HomeBuyer Report however will go into further detail about non-defective components.

Our Chartered Building Surveyors will carry out thorough, in depth inspections into a building and its structure, including all boundaries, grounds and outbuildings, providing a well structured and high quality Report. We recognise the importance of providing our Clients with detailed and reliable information including to provide clear explanations of the implications of any of the defects or problems noted during the inspections.

A building survey enables you to make an informed, objective and considered decision and in many cases to renegotiate your purchase price. We are also able to offer specialist feedback on a variety of issues and our dedicated members will always work with our Clients to tailor the Building Survey to meet their needs. Contact us for further information. We are happy to help you as much as we can
