RICS HomeBuyer Reports
The RICS Home Survey – Level 2 (Formerly RICS HomeBuyer report) provides you with information on the condition of the property you are thinking of buying, together with advice to your solicitor. This invaluable information allows informed decisions to be made on your purchase. This report may be provided with a valuation appended to the rear of the report should you wish to have an independent valuation of the property in question.
The RICS HomeBuyer Report Process:
Step 1
Pre-Inspection
Prior to our visit, we suggest that any items you would like us to comment upon specifically are highlighted to us. We also undertake various research on the property pre-visit to ensure we have all the facts to hand during the inspection.
Step 2
Site Inspection
During the inspection, our Chartered Surveyor will fully inspect the property and will be able to establish any issues that you need to be made aware of. The surveyor will inspect all accessible elements of the property from the roof, to the walls, to the grounds. You can be sure that no stone is left unturned.
Step 3
Post Issuing of our Report
Our report will condition rate the issues ranging from green to red, thereby ensuring you are fully informed prior to your property purchase. We encourage a telephone call to run through any queries you may have once you have time to review and digest the information.

A RICS HomeBuyer Report will almost certainly draw your attention to defects that you didn’t know existed or the seriousness of which you may not have appreciated.
Full Building Survey
A Full Building Survey (or Structural Survey) is a comprehensive report which will detail any serious problems and specific risks before you commit to buying a residential property, or consider undertaking works to your property. This report type is similar to the RICS HomeBuyer Report however will go into further detail about non-defective components.
Our Full Building Surveys will include:
- A detailed inspection of the property, outbuildings and grounds
- Detailed information regarding the structure and fabric of the building
- A summary of the risk associated with the condition of the building
- Advice as to required repairs and ongoing maintenance
- Information on other issues for your legal advisor to consider
